Eviction Services:  We provide a complete low-cost professional eviction service. This includes the filing of the demand letter; affidavit and summons of dispossessory; monitoring case and one court appearance.  If more than one tenant is included on the original lease agreement, you must add an additional defendant charge for each.

Additional Defendant:  For each additional tenant signing lease.

Additional Defendant  $25.00

Writ of possession:  Once a judgment has been issued by the Court and the tenant refuses to obey the Court, a writ of possession must be filed to order the Sheriff or Marshall of the County to forceably remove the tenant and their possessions.  This process is only necessary if the tenant disobeys the Court's order to move.

Writ of Possession  $50.00

Tenant Screening:  Have your potential tenants thoroughly pre-screened by our professional staff uniquely experienced.  They analyze each person's credit report, income-to-debt ratio, rental and employment histories, as well as public records (for bankruptcy filings and eviction actions) all for a $40.00 fee, usually paid by the applicants.  Criminal backgrounds can be checked for an additional $25.00.  After our staff evalutes this data, they will make a professional recommendation to you regarding the credit worthiness of your applicant and advise you of any future potential concerns, if you accept a particular applicant.  Our professionals will also advise you on additional measures you may take as a landlord to increase your security and reduce your risk when accepting a particular applicant.

Collection Services:  Many landlords never pursue unpaid rent from tenants who are evicted or just skip out of the premises. We specialize in the collection of unpaid rent.  Our collectors are uniquely experienced in collecting landlord/tenant debt, the most difficult type of debt.  After the debtor is located by our skip tracers, our attorneys file a lawsuit immediately to obtain a judgment.  In Georgia, the creditor that obtains a judgment first, gets paid first.  Don't waste valuable time while other creditors get ahead of you!  After we obtain a judgment in your favor, our attorneys will proceed with a garnishment of wages or other assets.  Our collection fee is on a contingency basis at a rate of 50% of the amount collected.  If we do not collect for you, we do not get paid. If you routinely do not pursue collections or your current collection company does not specialize in landlord/tenant debt, then give us a call today to discuss your situation.
